Kingswood Mixed Use Development
The project is mixed use development located on the corner of Derby St, Somerset St and Hargrave St, within the Penrith Health and Education Precinct. The site lies between the grounds of the Nepean Hospital and surrounding housing of varying low scale densities.
To establish a robust streetscape, boundary setbacks are minimised forming a u-shaped building mass that opens up to a private internal courtyard.
The design of the facade comprises an articulation of vertically broken forms with varying heights and stepping volumes from Derby St through to Hargrave St, reducing the impact of the new development.
The proposal understands the intent of the local planning controls and could have followed them step by step in regards to setbacks and height and achieve the same density(i.e number of units).
Our proposal recommends a more organic response to the existing context and planning controls responding to the growth and fluidity of the hospital grounds in order to achieve a better urban design outcome. Accordingly the proposal presents articulating building forms slightly over and under the height limit and over and under the setbacks.
As a result, the proposal when viewed from street level maintains a street wall alignment however reduces its mass through careful articulations, stepped volumes and variations to the skyline.
